Impact rated doors

Why Make the Switch to Impact Rated Door?

Impact windows aren’t the only way to protect South Florida homes and businesses from the dangers of hurricane-driven debris. Impact rated doors are available that provide an elevated level of safety and security, along with a variety of other benefits. Impact doors are available for indoor usage and entryways to the outdoors.

The doors are available in multiple styles and colors. They’re offered in aluminum, fiberglass and vinyl, each providing its own level of safety and security. There’s an impact-rated door for traditional entryway openings, French/cabana doors, and sliding glass doorways, along with bi-fold doors and those that pivot. Specialty doors can be crafted and are an excellent solution for entrances that lead to backyard pools, patios and decks.

Impact rated doors feature impact glass that’s resistant to impacts and debris blown about by hurricane-force winds that can easily reach 100 mph. Doors represent the first line of defense when it comes to the safety and security of people living and working within the walls of any structure.

Safety

An impact-rated door is an effective deterrent against burglars and features impact glass. The specialty impact glass will fracture when it sustains an impact of sufficient force, but it won’t fall apart. The force needed to breach impact glass is excessive, noisy, and no thief wants to risk calling attention to themselves.

Savings

The doors are sturdy and the impact glass minimizes the transference of heat to the inside environment, while keeping the coolness of air conditioning inside. That means savings on utility bills. The glass also reduces the amount of UV rays that enter that can ruin flooring and furnishings. Insurance companies often provide savings on insurance policies for individuals that install impact doors.

Noise Pollution

Those living near busy intersections, parks, or loud neighbors experience substantial noise. The doors are excellent noise buffers, reducing the amount of sound that comes in. An added advantage is that noise from inside to the outside world is also reduced.

5 Ways to Deter Thieves from Choosing Your Home

According to FBI statistics, thieves break into a home every 26 seconds across the U.S. each day. Most burglaries occur between 10 a.m.-3 p.m. during the months of June, July and Aug. Thieves choose times when no one is likely to be home due to work schedules or vacations.

Burglaries have a significant impact on your homeowner’s insurance and the costs you’ll pay in the future if you make a claim. However, there are a number of ways to make your home more unattractive as a target to thieves and the measures even have the potential of earning you a discount on your homeowner’s policy.

Impact Windows

Thieves want to make a quick and quiet entry. That usually means one swift blow to a window to gain access. The construction of an impact window eliminates both situations. Designed to withstand hurricane conditions, the glass will spider, but won’t break. A burglar would have to use extreme force to make the glass spider, which would involve many loud and time-consuming impacts, but the glass still won’t break.

Security System

There are wired systems that emit an alarm when a door or window is opened when the system is engaged. Wireless systems are essentially mini cellular networks established within the home. When a door or window is breached, an alarm goes off. You also have the option of having a monitored or non-monitored system installed. Lights and cameras can be included in the system.

Cameras

Installing a camera is one of the easiest and one of the least expensive deterrents that homeowners have at their disposal. Cameras should be installed where they’re highly visible and cover the widest viewing angle. Be sure to install them where there are no blind spots for thieves to exploit. A camera with “night vision” capabilities, along with record and play-back abilities, are critical.

Lights

Motion lights outdoors at critical junctures are a definite advantage. Inside the home, programmable timers will turn lights on and off at designated times and they have the ability to do so at random times to eliminate predictability.

Doorbell Camera

The most popular deterrent currently available is the doorbell camera and there are multiple options. You can see anyone at your door in real-time, it records encounters, and you can view the video from any location. Some models allow you to interact with people at the door even when you’re not home and functionalities can be operated from your phone.

Can Impact Windows Break?

The No. 1 question home and business owners in South Florida ask is “Will impact windows break?” The answer to that question will depend largely on an individual’s definition of the term “break.” There is currently no technology available to make glass absolutely break-proof.

Impact window glass utilizes a unique construction technique and is designed to resist impacts from hurricane debris. Traditional window glass will shatter and fall to the ground in a million pieces from a single, sharp blow delivered with enough force. It takes much more power to affect an impact window. It will spider, splinter or fracture, but the glass won’t break through.

Impact window glass is Miami-Dade certified and very similar to automotive glass in its design. The glass is comprised of two layers with a tough and flexible vinyl inner layer that holds the glass together, even if it’s been fractured by a sufficiently forceful blow, that inner layer prevents the glass from falling apart.

Numerous studies and extensive research have been conducted by insurance companies on the biggest sources of damage for claims that had to be paid out following Hurricane Katrina. An article published in Vol. 11, Issue 1 of The Journal of Architectural Engineering showed that most structural damage was due to breaches of windows and doors. Those findings demonstrated the benefits and advantages of impact-resistant windows for home and business owners.

In addition to the protection against hurricane winds and wind-blown debris that impact Windows provide, there are other advantages. The construction that makes the glass impact resistant is also energy saving technology. The windows provide savings on energy bills and many insurance companies offer discounts on premiums for installing them.

Impact windows are a deterrent to thieves, provide excellent insulation against noise, and aids in preventing sounds inside from escaping outdoors. They’re constructed with eco-friendly materials that are also able to withstand corrosion from saltwater. They reduce the amount of UV light that enters a structure and enhances the value of any home or business.

cleaning your windows

Cleaning Your Windows Like a Pro

Washing your windows doesn’t have to be an ordeal if you’re armed with the right tools and know the techniques used by professional window cleaners. There’s no magic involved and you can get the same beautiful, streak-free results as the pros.

Professional window washers provide an exceptional level of clean and they don’t waste time achieving their goal. Forget fancy cleaners and other home methods that are “guaranteed” to work. If they were really effective, the professionals would be using them.

Cleaning Solutions

The best cleaning solution is to use a small amount of ordinary dish soap in plain water. Use warm, not scalding hot water. You can buy pre-made solutions if you want, but refrain from using glass cleaners that contain alcohol or ammonia.

Many commercial window cleaning liquids claim to be streak free, but they’re really not. Depending on the ingredients, commercial formulas can also leave behind a thin film that you’ll later discover attracts dust. Even worse, the cleaners may also attract moisture that can create a damp film on windows under the right conditions.

Things That Stick

There are any number of materials that can collect on the inside of window glass and they can be difficult to remove. Whatever you do, never use a razor blade, knife blade or other objects to scrape off stubborn, stuck-on material. If you find something that doesn’t want to come off, it can be helpful to use a solvent such as rubbing alcohol or acetate to remove it before proceeding with the cleaning.

Cleaning Cloth

Ideally, use a microfiber cloth for the washing phase of your window cleaning that’s been soaked in your dish soap and water solution. The material is soft, lint-free, and won’t scratch the glass. A lambswool cleaning cloth or mitt such as the one used for vehicles is also a good choice, as is a chenille cloth or mitt.

Squeegee

A squeegee isn’t just for windows on the outside. They’re also effective indoors for removing liquid. You’ll need to place a cloth on the floor at the bottom of the windows, since there will be dripping. Start at the top of the window and work your way down, moving the squeegee from one side to the other. Wipe off the squeegee after each pass to prevent the transfer of dirt and grime back to the window. Finish with a soft, dry cloth – or a paper towel in a pinch – to remove any moisture from window corners.

Hurricane Protections for you South Florida Home

Most South Florida residents have already begun to create lists and prepare for the annual hurricane season, that seems to be arriving earlier each year. The first named tropical storm of 2021 formed on May 22, a full week before the traditional beginning of hurricane season on June 1. There are a number of actions that individuals can take to help protect their homes and businesses, including the following.

Impact Windows

Unlike traditional window glass, impact windows are hurricane-rated. They’re impact-resistant and won’t break when an impact occurs. The glass is constructed in much the same way as auto safety glass. If a strong enough impact occurs, the glass will splinter, but it won’t fall out of the frame. That means secondary damage caused by rain entering a home or business won’t occur.

You don’t have to worry about storing shutters or plywood, or trying to hire someone long distance to put up protection if you’re traveling. The windows utilize energy-saving technology, use eco-friendly materials, and casements can withstand corrosive saltwater.

Impact Doors

You can choose from impact doors constructed of vinyl, fiberglass or aluminum, each with its own level of protection. The doors can be equipped with impact window glass. You can select from standard door configurations and sliders to French doors. Specialty doors are also available such as those that pivot.

Superior Protection

Impact windows and doors are available in multiple shapes, sizes and styles. They represent the best protection available against hurricanes and even “ordinary” coastal storms that can spring up suddenly and transition into much stronger flareups. The products have been extensively tested and meet the most stringent building code requirements for coastal areas.

Another benefit of installing impact windows and doors as hurricane protection is that they can also net you savings on your insurance premiums. Many insurance companies will provide discounts on policy premiums if you’ve installed the windows and doors.

5 Tips for Hiring the Right Window Contractor

Hiring the right contractor for any job is important. However, it’s critical when engaging the services of an impact window installer. Costs can vary wildly and expensive doesn’t automatically mean better. A poorly performed installation can negate the purposes for which the windows were installed. The following are five tips for choosing the right window contractor in South Florida.

License & Insurance

The contractor of choice should have any pertinent licenses and be fully insured. Most professionals will display their license number on their business card and if they don’t, ask for it. They must be licensed in the locale in which the work will be performed and their license must be current. Licensing ensures that the contractor has passed written exams and works to industry standards.

References

While many business owners no longer keep hard copies of references in the digital age, clients aren’t shy about leaving reviews and recommendations online. Take the time to read reviews and contact individuals that have left both negative and positive experiences.

Contracts & Estimates

A reputable contractor will have no problem making a visit to the property where the work will be performed and provide a written estimate of what the entire job will cost. It should clearly state what will be done, how long it will take, the materials and products that will be used, and the full cost, labor included.

Make sure cleanup and disposal services are included in the contract, along with any warranty information. The contract should include the contractor’s name, address, phone number, and professional license number. Never pay for a job in full before it’s completed, don’t pay in cash, and always get a receipt.

Permits

There will be permits that are required before any work can commence and the regulations can vary depending upon the municipality. The selected contractor should be cognizant of the permits needed and obtain them prior to work beginning.

Better Business Bureau

Scam artists and the unscrupulous are using creative new ways to take advantage of the unwary. Even if the contractor has a strong online presence, good reviews, and boasts years of experience, a quick check with the Better Business Bureau can be extremely helpful in weeding out those that lack experience or are less than honest about their abilities and qualifications.

hurricane prep

Hurricane Prep is not all About the Windows

The time to prepare for a hurricane is before one of the storms is imminent. Most people automatically think of boarding up their windows or putting up storm shutters. However, there’s a variety of actions that should be taken to minimize the potential for destruction and they’re tasks most people don’t even consider.

Healthy Plantings

Keeping trees and bushes trimmed and in good condition lessens the chances of broken limbs that can become missiles in high winds. It also reduces the potential for uprooted trees that can damage homes, businesses, fences and vehicles.

Yard Debris

Cleanup in preparation for hurricane season is essential and that means removing any limbs, branches and leaf piles. When a hurricane is going to make landfall, remove any fruit from trees.

Trim Coconuts

Coconut palms are a common tree in Florida and falling fruits can be dangerous. It’s a good idea to have professionals routinely remove coconuts to prevent the possibility of injuring people or pets. Doing so as part of regular maintenance will prepare the trees for hurricane season, keep fruits from blowing off trees, and turning them into high-speed projectiles in the wind.

Roofs & Gutters

Check the roof for damaged roof tiles and those that need to be replaced in the Spring. Waiting until a hurricane is due to make landfall is too late and there won’t be time to have the roof repaired. The same is true for cleaning gutters. A DIY attempt can result in injuries. Clean gutters will ensure water flows freely and doesn’t back up under roofing tiles.

Toys & Furniture

Children’s outdoor toys, lawn furniture, trash cans and any other item that can be blown about in the strong winds of a hurricane should be moved into a garage or outbuilding that can be locked. Vehicles should be placed in the garage or a secure location.

impact windows

Impact Windows are not just for Hurricane Protection

The value of impact windows is well-known as one of the best ways to protect homes and businesses against damage from hurricanes. The windows have other benefits of which many people may not be aware.

Insurance Discounts

The installation of impact windows can earn you some substantial savings on your insurance policy premiums. Some insurance companies offer discounts for installing hurricane rated windows and other features. The windows minimize damage in the event of a hurricane, they provide protection against break-ins, and they’re Miami-Dade certified.

Sound Insulation

Sound pollution is one of the greatest problems affecting your peace and quiet. It originates from busy streets, noisy neighbors, barking dogs and a myriad of other sources. Impact windows are constructed with thicker glass and frames that minimize the sounds coming into your home or business. An added bonus is that sounds coming from your home will be muted to others.

Energy Saving Technology

Windows are the primary avenue through which heat and cool air enters or exits a structure. Impact windows feature thicker glass and an inner layer built into every pane that blocks UV rays coming into a home or business. When UV rays and sun shines through windows, it heats the air which makes air conditioning systems work harder.

Impact window systems also incorporate casements with stronger seals that aid in keeping the cool air in and reducing the transference of warm air to the inside. The less often that air conditioning units run, the less energy is consumed. There are also coatings that can be applied to the glass for further savings.

Resale Value

Impact windows significantly increase the resale value of your home or business. They look stylish and are a money-saving option that buyers will appreciate. Energy-saving features and protection against hurricanes are important features to buyers.

trending window styles

5 Trending Window Styles in South Florida

Windows are the eyes into the soul of a home. They set the tone for the way individuals and others view their home. They enable light to enter the house and allow fresh air to circulate for healthy air quality. The windows individuals choose have a direct impact on the appearance of a home.

While single-hung windows are the most often utilized style in homes, there’s no reason that individuals must be satisfied with the mundane. There are five trending window styles that South Florida residents are choosing to spruce up their home, let in more light, and improve airflow for a healthier home.

Architectural

Available in multiple styles, they lend distinction to any abode. They’re offered in more than two dozen shapes that encompass fan, oval and triangular to circle, trapezoid and eyebrow. They enable the maximum amount of light to enter a room. The highly stylized windows are typically more expensive than other types, but add an unmatched level of fashionable sophistication.

Double Hung

This type of window features two panes of glass. The panes of glass move independently of each other and slide up and down to optimize airflow. They’re a little more expensive than single-hung windows, but offer an easy-open option for individuals that may have difficulty opening windows due to back pain, injuries, or limited strength.

Casement

Instead of an up and down motion to open and close the window, casement windows typically open inward, though they can also be designed to open outward. They’re aesthetically pleasing and offer a sophisticated appearance without any cross bars to obstruct the view. It’s one of the most energy-efficient designs, though the windows also come with a higher price tag. They open with a crank for easy access.

Picture Window

A picture window won’t open, but they’re great for preserving an extraordinary view without impediments. They’re a great way to create the illusion of more space and a connection to the great outdoors. Picture windows can be expensive and individuals should make sure the glass installed is energy efficient to minimize cooling costs.

Roller/Sliding

These windows are horizontal rather than vertical, opening and closing from side to side much like a sliding glass door. They’re similar to double-hung windows, but installed horizontally, and are popular for kitchens and large bedrooms.

hurricane precautions

7 Ways to Prepare your Home for Hurricane Season

Hurricanes present a significant risk for Florida residents. When one of the powerful storms is coming your way, it’s imperative that you take appropriate precautions to mitigate the potential for damage as much as possible. You’ll also need to prepare in the event that you must evacuate or shelter in place.

Planning

Create a plan for every contingency to provide you with a check list of actions to take. Decide on a meeting place for every family member and ensure that everyone has pertinent numbers in their phone. If you have pets, don’t forget to plan for their evacuation if you must leave your home – they’re family, too.

Preserving Valuables

Have a copy of relevant documents and/or photos of artwork, weapons, collections and other valuables in a waterproof container if you must evacuate. Documents can be scanned and placed on a USB flash drive for convenience.

Power Play

Fill your vehicle’s gas tank, charge your phone, and unplug appliances. Test generators to ensure its working and you have fuel. Move vehicles to higher ground or park them in a garage. Never park vehicles under powerlines, trees or in low-lying areas.

Secure the Property

Even small objects can become destructive missiles in the winds of a hurricane. Make sure toys, kiddie pools, garden sculptures, grills and lawn furniture are stored in a garage or outbuilding that can be securely latched. Install impact windows, storm shutters, or cover windows with plywood. If it’s not possible to surround the house with sandbags, at least try to place them around doors and other openings.

Keep Plantings Groomed

Make sure your plantings are prepared. Have dead, damaged or diseased limbs removed. If you have palm trees, have a professional tree service remove any applicable fronds or fruit.

Sheltering in Place

If you must shelter in place, choose a room on the first floor located in the center of the house. Avoid doors and unprotected windows. Be sure to bring your pets into the safe room with you. If you must stay in your home for several days until the storm passes, make sure you have a supply of water and non-perishable food items. Don’t forget a can opener, eating utensils and pet dishes.

Emergency Kit

Keep a fully-stocked emergency kit – including flashlights – for home use or to take with you if you must evacuate. Keeping one in your vehicles is also advisable. Accidents and injuries are a common occurrence during a hurricane.
